Fire and Noise Rated GIB® Systems for Auckland Builds

Auckland’s building a lot of townhouses, duplexes and multi-unit sites right now, and every one of them brings a fire and noise rated wall or ceiling into the mix somewhere. Some builders treat a rated GIB® system as just another wall, but it isn’t built the same way as a standard partition, and getting it wrong is expensive to fix once the linings are already up. I want to walk through what these systems involve and what we need from your plans before we quote the job.

A Rated Wall Is a System, Not a Single Board

The rating on a fire or noise rated wall doesn’t come from the plasterboard on its own. It comes from the whole assembly: the framing, the number of layers, the type of board, the insulation in the cavity and how the junctions are detailed. Swap one part of that out on site to save time and you can drop the wall below the rating it was designed to meet, even if it still looks fine once it’s stopped and painted.

Intertenancy Walls in Terraced Housing and Duplexes

Shared walls between units are where this matters most. These typically call for a system like GIB Barrierline®, built up correctly rather than treated as a standard party wall with an extra sheet added on. We fix these to the system your architect or engineer has specified on the plans, and we flag it early if what’s drawn doesn’t match what’s achievable with the framing on site. Once fixing and stopping are done, our interior plastering crew brings the surface to a paint ready finish, so the whole wall is handled by people who understand the spec from framing through to the last coat.

Garage to House Walls and Ceilings

A garage wall or ceiling shared with living space usually needs GIB Fyreline® rather than Standard board, and it’s one of the most common things that gets missed on a renovation where the original garage predates current requirements. On a new build it’s normally shown on the plans, but it’s still worth confirming before fixing starts rather than after the site’s already moved on.

Noise Control Between Bedrooms and Bathrooms

Noise rated systems come up constantly in multi-unit builds, particularly between bedrooms, bathrooms and any shared wall near a lift or stairwell. Getting a good result relies on the insulation, the framing spacing and making sure the board isn’t bridging the gap between units, alongside the board itself. A single missed detail, like a service penetration that hasn’t been sealed properly, can undo the acoustic performance the whole wall was designed to deliver.

Where These Systems Go Wrong on Site

The most common failure points I see are penetrations for pipes and cables that haven’t been fire stopped, junctions where two rated systems meet and the detail hasn’t been resolved, and framing that’s been altered on site without anyone checking whether it affects the rating. None of these show up in a visual inspection once the wall is stopped and painted, which is exactly why they need to be right the first time. Fire Stopping Penetrations and Service Runs

Every pipe, cable tray and duct that passes through a rated wall or ceiling needs to be fire stopped, and this is where I see the most callbacks on multi-unit sites. It’s easy for an electrician or plumber to cut a clean penetration and move on, leaving the fire stopping as an afterthought that nobody’s clearly responsible for. On our jobs we flag every penetration we find during fixing, so it gets addressed before the wall is closed up rather than discovered during a compliance check months later.

What We Need From Your Plans Before We Quote

To quote a rated system properly we need the full specification for the wall or ceiling assembly rather than a note that simply says “fire rated” on the drawings. That includes the board type, the number of layers, the framing details and any service penetrations that need addressing. We fix to the specified system and flag anything on site that doesn’t match the drawings, but the rating itself is signed off by your designer or engineer, not by us.
